PREP FOR MARKET

Prepping your house for the market is important to present your property in it's best condition prior to both the photoshoot and showings. Follow the tips below for the most effective results when listing your property on the market.

TASK LIST

1 / Declutter

Kitchen: Clear countertops: Small appliances, blender, coffee machine, herbs set, sponges, bottles, dish rack etc. should all be hidden in cabinets. Remove photos, magnets, notes and papers from the refrigerator. The only items on your counters should be a soap dispenser, hand towel, and one or two decorative items like a small plant, knife set, etc.

Bathrooms: Clear countertops: Toothbrushes, soap, candles, make up mirror, perfume, make-up etc. should all be hidden in drawers. The only items on the counter should be a soap dispenser and hand towel.

Bedrooms: Make all beds and tidy bedrooms. Wrinkled pillowcases and bedspreads never look good in photo. Clothes should be hung, or folded and put away. Simplify rooms which may be excessively furnished.

2 / Depersonalize

You need to mentally give a buyer room to envision themselves living in your home. Remove all family photos from walls, nightstands, etc. Remove religious paintings and symbols, calendars, white boards, names on walls, etc.

3 / Clean & Organize

Make sure your home is as clean as possible: All countertops, table tops, toilets, cabinets, windows and appliances wiped down & clean. All floors are vacuumed and mopped. If paint on the walls or doors is dirty, consider touch-up paint or repainting to a neutral color. Dust all blinds, air returns, baseboards, and fans. Make sure everything looks tidy - Every item has it's place, find it!

4 / Curb Appeal

Mow, edge and rake yard. Trim the bushes. Reel up that hose. Uncover the grill. Remove any safety fences, toys and inflatables in the pool area. Blow off driveways, sidewalks and patios. If there is any mildew, pressure wash it clean!

5 / Day of Shoot

Turn ceiling fans and televisions off, open all blinds to a 45º angle, close all toilet seats. Make sure all lights are on and working and that there are no broken light bulbs. Move all garbage cans & wastebaskets out of sight. Remove all vehicles from driveways and do not park directly in front of the house.
